If you spend enough time on TikTok, Instagram, or certain political forums, you will inevitably see a viral video claiming that Canada is handing out free houses, luxury apartments, or permanent free rent to new immigrants.

As an immigrant who has actually gone through the Canadian system, let me save you a lot of confusion and false hope.

TL;DR: Do Immigrants Get Free Housing in Canada?

No. Standard economic immigrants, international students, and temporary workers get absolutely zero free housing. You must pay market rent from day one. In fact, to even get approved for a visa, you must prove to the government that you have thousands of dollars in your bank account to pay for your own shelter.

The origin of the myth: The Canadian government does provide very basic, temporary hotel stays (usually 4 to 6 weeks) and a small, strict monthly shelter allowance only to officially recognized, Government-Assisted Refugees fleeing war or persecution.

Here is the exact breakdown of how the Canadian system actually works, and why expecting government housing will ruin your settlement plan.

The Proof of Funds Reality (Economic Immigrants)

If you are moving to Canada through a standard economic pathway, like Express Entry, the Provincial Nominee Program (PNP), or a Working Holiday Visa (IEC), the government will not give you a cent for housing.

In fact, the opposite is true. Under the Immigration, Refugees and Citizenship Canada (IRCC) Proof of Funds mandate, you are legally required to prove you have enough money to support yourself without government assistance.

As of the 2026 updates, if you are a single applicant entering through the Federal Skilled Worker program, you must show a bank balance of at least $15,263 CAD. If you are a family of four, you must show $28,362 CAD.

The government explicitly states that this money is required so you can pay for your own rent, groceries, and utilities while you look for a job.

Where Does the "Free Housing" Myth Come From?

The rumor that immigrants get free housing stems from a deep misunderstanding of how Canada treats Government-Assisted Refugees (GARs) compared to standard immigrants.

Canada has a specific initiative called the Resettlement Assistance Program (RAP). This program is strictly for recognized refugees who are fleeing severe danger and arrive in Canada with nothing.

Here is what those refugees actually receive (which is far from a "free luxury house"):

  1. Temporary Accommodation: Upon landing, refugees are often placed in a temporary hotel or reception center for 4 to 6 weeks while social workers help them find an apartment.

  2. Monthly Shelter Allowance: Once they find an apartment, they receive a monthly housing stipend for up to 12 months. However, this stipend is incredibly low. For example, a single adult might receive roughly $375 to $500 a month for shelter—which doesn't even cover half the cost of renting a single room in cities like Toronto or Vancouver.

They are expected to transition to paying their own rent as quickly as possible.

What About Social Housing (Subsidized Rent)?

Some newcomers ask if they can immediately apply for subsidized "social housing" or "co-op housing" in cities like Vancouver or Toronto.

While permanent residents are legally allowed to apply for these programs, there is a massive catch: The waitlists are years, sometimes decades, long. In major Canadian cities, there is a severe shortage of affordable housing. Families who have lived in Canada their entire lives are currently sitting on waitlists that span 5 to 10 years just to get a subsidized apartment. As a newcomer, you cannot rely on social housing as a short-term settlement strategy.

When you arrive in Canada as an economic immigrant, worker, or student, you are completely responsible for your own housing. You will need to navigate the rental market, sign a standard lease, and likely pay your first and last month’s rent upfront out of your own pocket.
